Letting a property is on occasion emotional, sometimes traumatic, but it should never be a risky venture.
When letting a property, the quality of the Tenant is of paramount importance. Our aim and primary objective is to find the right Tenant for you.
We at Benjamin Stevens have over the years built up a rapport with our Landlords and gained a respectable, reliable reputation. We believe that providing your property is in good decorative condition, well furnished and equipped; located within easy reach of all amenities and public services, it should be possible to find an acceptable Tenant.
We are members of the The Guild of Property Professionals and as such are obliged to abide by a stringent code of conduct and are required to and strive to offer you the very best service.
As members of The Guild, your position as a potential client is fully protected, as we are obliged to hold substantial professional indemnity insurance and have client money protection bonding.
What Do We Provide For Our Landlords?
All of our Tenant’s are fully and comprehensively referenced. We ask for Employer and Landlord references which we cross reference with payslips and bank statements. We also do a credit check on all of our Tenants.
We use a 12 month AST (Assured Shorthold Tenancy) agreement for all of our properties. These include a 6 month break clause with a 2 month notice period at any time after the break clause. We draw up the contract and then ask all parties if they are happy with the agreement- we are always happy to add in extra clauses if necessary.
Tenancy Deposit Scheme
We hold all of our deposits in the Tenancy Deposit Scheme, which is government approved. As soon as a Tenant moves into a Property, their deposit is registered and a certificate is given to all parties. This ensures that the deposit is protected in the case of a dispute.

This is an accurate and detailed description of the interior of a property. The inventory report allows an accurate comparison to be made at the end of the tenancy and is used to prevent or resolve any disputes at the end of the tenancy between Landlord and Tenant. We ask our Landlord’s to pay for the incoming and outgoing inventories, as we are no longer able to charge Tenants (as per the Tenant fee ban). This varies in price depending on the size of the Property. Prices are as follows for check in:
Studio/1 Bed £135 Unfurnished or £150 Furnished
2 Bed £148 Unfurnished or £170 Furnished
3 Bed £165 Unfurnished or £188 Furnished
4 Bed £188 Unfurnished or £215 Furnished
5 Bed £215 Unfurnished or £250 Furnished

2 Bed £130 Unfurnished or £125 Furnished

Gas Safety Certificate
This is a legal requirement and must be done every 12 months. If needed, we can arrange this for £85.
Energy Performance Certificate
This is a legal requirement and must be done every 5 years. If needed, we can arrange this for £169.
If needed, we are happy to arrange a professional clean for a Property before a Tenant moves in. This varies in price depending on the size of the property and the amount of work hours needed.
Once a Tenant has moved into a Property, we take all meter readings and pass them onto the relevant companies. We will inform the gas/electricity/water/council about the new tenancy.
It is important that rental payments are paid on time every month. Some of our Landlord’s may not always be able to check their bank account on the exact day every month to ensure that payments are made on time. We offer a rent collection service- so that the rent comes into our client account each month, and we transfer it onto the Landlord on the same day. This ensures that if the Tenant is late with rent, we can deal with the issue immediately so that the rent can be collected as quickly as possible.
Our management service is charged at 15% per annum (plus VAT) however this is taken on a monthly basis. This includes:
- Arranging appointments for contractors to attend your property should there be a problem.
- Arranging for Gas Safety Certificates to be carried out each year without fail.
- Ensuring all new legislation requirements are met, including right to rent.
- Being there 24/7 should an emergency arise within the property.
- Quarterly Inspections
- Rent Collection every Month
- Dealing directly with tenants to allow minimal disruption to you.
- Landlords Fees are as follows and are payable upon completion of a letting. We do not charge any other fees to our Landlords. Fees are exclusive of VAT
LET ONLY: 10% of the annual rent
LET AND MANAGED: 15% of the annual rent
MANAGEMENT ONLY: 5% of the annual rent
