We thought it was time to make it clear what needs to be done from start to finish, in order to rent out your property quickly and efficiently and find the best possible tenants for a hassle free rental.


STEP 1- COMPLIANCE: Make sure you have everything you need so that everything moves smoothly at the later steps. You will need a gas safety (if your property has gas), an EPC, an EICR, smoke alarms on each floor and a CO alarm by each appliance.


STEP 2- GET YOUR PROPERTY READY: Ensure the property is clean and tidy and ready for photos. This is your marketing to your future tenants so it is best to show the property in its best light to achieve the best possible price and the best quality tenants.


STEP 3- CALL YOUR AGENT: A good letting agent should take detailed information including photos, a floorplan and a video to market your property on different portals and social media platforms.


STEP 4- MARKETING: Your agent will then list your property and inform you when they will be booking applicants in for viewings. Priced correctly, your property should achieve plenty of viewings within the first 24-72 hours max.


STEP 5- OFFERS: Your agent will inform you of feedback from their viewings and put forward any offers. They should advise you on the best candidates in their opinion and at this stage hopefully one of these offers is then accepted.


STEP 6- REFERENCING: Your chosen tenants pay a holding fee and should go through their referencing checks within the first 24-72 hours of having their offer accepted. These checks include an ID check, a credit check, a previous Landlord check and an Employer check. Your Agent should then advise you once all of these criteria have been met.


STEP 7- TENANCY AGREEMENTS: Once referencing is completed to a satisfactory standard, your tenant will be sent their tenancy agreement to sign along with all required prescribed information. Once signed, you will then also be required to sign this.


STEP 8- PAYMENTS: Your tenant should now pay the balance of funds- their deposit and first months rent.


STEP 9- INVENTORY: It is highly recommend to get an inventory check conducted before the keys are released. This documents the condition of every part of the property in the case of any disputes at the end of the tenancy.


STEP 10- MOVING IN: Once funds are cleared, keys can be released and the process is finished.
