It’s no secret that the rental market in 2023 absolutely exploded, particularly in Edgware, Bushey and the surrounding areas.

1) A well-presented property attracts a quality tenant! When we look for tenants, we always try to think to ourselves – who would we want to rent this property?  Who are we attracting? There is a strong correlation between quality of property and quality of tenant. It is always a lovely feeling when we find the right tenant for the property and Landlord. We would always recommend a fresh lick of paint and a good professional clean in between changing tenants to show a property at its absolute best to prospective tenants.

2) Pricing is key! 2023 was a year of achieving record high rent prices for our Landlords. However, we have also seen that if a price is even slightly too high, this limits our enquiry levels significantly and we also find that the quality level of the tenants enquiring drops. When priced correctly, we should find that our phones are ringing and we are booking in a good 10-15 viewings, which enables our Landlords to get multiple offers and have the choice of the right tenant for them.


3) Be organised: Once a tenant is found, we require an up to date gas safety and EICR (electrical installation condition report). Without these, we are unable to proceed with the signing of the tenancy agreement.

4) Trust us! We always have our Landlords’ best interests at heart. We want to move in a good quality, reliable, trustworthy tenants for our Landlords. Tenants who not only keep up to date with the rent payments, but who also looks after the property as their own. We pride ourselves on advising all of our clients as if they were family.
